About Deal Finder

Deal Finder is a private research and tracking tool I use for my own real estate investing — land and small property bought at tax sales, government auctions and off-market. Instead of juggling a dozen county websites, a spreadsheet and a folder of screenshots, every property I am watching sits in one list and on one map.

What the app does

Every deal you track is measured from the ZIP code you choose, so you only see what falls inside your own radius. Each property keeps its source link, parcel number, acreage and status, along with parcel, flood and fire checks that flag the ones needing a second look. A built-in calculator runs flip and rental numbers — purchase costs, financing, carrying costs, resale and cash flow — and scores the deal against your own target returns. Due-diligence checklists, a Field Mode for property visits and a calendar of sale and auction dates round it out.

Who it is for

One investor: me. It is set up around my own search radius, my own target returns and the counties I actually bid in, and it assumes I want to move quickly and confirm the details myself — there is no research team behind it.

A private tool

It is not a public service or a product for sale — it keeps my own pipeline in one place and makes me check a parcel before I bid on it. And it is a research tool, not legal, tax or financial advice: I still confirm price, sale terms and title with the county, auction site or seller before buying.
